If the base flange is still sealed to the roof and the hinge or lid is cracked from UV exposure or hail, a lid-only replacement is the faster fix. Replace the full vent assembly when the base is cracked, the screen housing is damaged, or you are upgrading to a powered fan. Inspect the butyl tape and self-leveling sealant around the flange while the lid is off, since most roof leaks start there rather than at the vent itself.
